How Much Does Airbnb Management Cost in Island Park? (2026 Guide)
If you own a cabin in Island Park, you have probably wondered what Airbnb management would cost you. The real answer is that it depends on how the fee is calculated, not just the percentage. Two managers can quote the same rate and leave you with very different checks.
This guide walks through the common fee models, the extra charges to watch for, and what it costs to do it yourself. We use real industry sources and keep the numbers as ranges, because fees vary a lot by company and market.
What Airbnb management companies usually charge
Most full-service vacation rental managers charge a percentage of your rental revenue. Guesty puts full-service commissions at about 15% to 30%, and lighter co-hosting at about 10% to 20%. Hostaway's glossary gives a similar range of 15% to 30% of gross rental income.
Some sources run higher. Fairly, a management company, says most companies charge 25% to 35%, with rural markets often in the 20% to 30% range. RedAwning says fees can run anywhere from 10% to 40% depending on the service level.
So a fair summary is this: expect somewhere between the mid teens and the mid thirties for full service. Where a company lands depends on what is included, and what gets billed on top.
The question that matters most: percent of what?
A percentage means nothing until you know what it is a percentage of. This is where many cabin owners get surprised.
Percent of gross bookings. Many managers take their cut from the full booking total. Guesty notes this is often the reservation revenue before taxes, and it often includes the cleaning fee. That means you pay the manager on money that never reaches your bank account.
Percent of payout. Some managers charge only on your payout. That is the amount that actually reaches you after Airbnb or VRBO takes its fee and sends in lodging taxes. The same percentage costs you less this way.
Here is why the difference is real. Airbnb now charges most hosts a single 15.5% service fee on the nightly price plus cleaning and other fees, taken out of your payout. VRBO charges hosts a 5% commission plus a 3% payment processing fee when you list directly, according to Hostfully.
How the platform fee changes the math
Let's use simple numbers. Say a stay brings in $1,000 in nightly rate plus cleaning fee on Airbnb.
Airbnb's 15.5% host fee takes $155, so your payout is $845.
A manager charging 25% of gross takes $250.
A manager charging 25% of payout takes about $211.
That is roughly a $39 difference on one $1,000 stay, at the same quoted rate. Over a full season of bookings, it adds up fast. Always ask a manager to show you the math on a real booking.
Lodging taxes work the same way. In Idaho, Airbnb collects a 6% state sales tax and a 2% travel and convention tax, plus any local taxes that apply. Those are paid by the guest and sent to the state. A fee that counts taxes as "revenue" would be charging you on money you never keep.
Hidden fees to watch for in Island Park Airbnb management
The headline rate is only part of the cost. These are the extras that show up most often.
Setup or onboarding fees. Guesty lists one-time setup fees of $100 to $500. Fairly says they can run $500 to $2,000 and may cover photos, listing creation and system setup.
Cleaning markups. Guests usually pay a cleaning fee. Some managers pass it straight to the cleaner. Others mark it up and keep the difference, which Guesty calls "an extra revenue stream" for the manager.
Maintenance markups. Guesty says some managers add 10% to 15% on top of a vendor's bill. Fairly says some add 10% to 20%. In a snowy place like Island Park, where plow work, frozen pipes and wear from long winters are common, those markups can sting.
Other charges. Ask about marketing fees, monthly minimums and fees to leave. Fairly notes that some contracts require 30 to 90 days' notice to end.
What it costs to self-manage your Island Park cabin
Doing it yourself saves the management fee. It does not make the work free. Here is what self-managing usually involves.
Your time. Fairly estimates 3 to 5 hours a week for an active property. That covers messages, pricing, booking changes and reviews. It does not count a 2 a.m. call about a furnace or a guest who can't find the key.
Platform fees. You still pay Airbnb's 15.5% host fee or VRBO's commission and processing. A manager does not add these; they exist either way.
Pricing tools. Many hosts use dynamic pricing software. PriceLabs, for example, lists $19.99 a month for a single US listing. It helps, but someone still has to set it up and watch it.
Cleaners and repairs. You will need a reliable cleaning crew that can turn the cabin between same-day guests. You will also need a handyman you can reach on a holiday weekend. In a small mountain town, finding both can be the hardest part.
Distance. If you live in Idaho Falls, Utah or out of state, you are a drive away. If you are hours away, every lockout, leak or bad review becomes a long drive or a stranger you have to trust.
Self-managing can work well if you live nearby and enjoy it. If not, the time and stress often cost more than they seem on paper.
How Fresh Pine prices Airbnb management in Island Park
We built our pricing around the questions above. We charge one simple rate, charged only on your payout. That is what reaches you after Airbnb or VRBO takes its fee and remits lodging taxes.
We do not mark up cleaning. We do not add a margin on repairs. We have our own in-house cleaning team and our own licensed Idaho contractor (RCE-69661), so most fixes usually cost you only materials.
For new owners, setup is included at no extra cost. That covers a revenue projection, professional photos, listing writing, full setup on Airbnb, VRBO and Booking.com, a setup guide, and linens and staging as needed. You can learn more about our Airbnb management in Island Park.
Why local matters for cost, too
Fresh Pine is locally owned. Our owners live in Ashton and Rigby, not Utah or out of state like many companies serving this area. When something breaks, we are close by.
We manage 25+ homes and hold a 4.91★ average across 472 guest reviews on Airbnb and VRBO. We handle guest messages 24/7. Strong reviews and helpful replies help your listing rank and book, which matters as much as the fee you pay.
Questions to ask any Island Park Airbnb manager
Before you sign with anyone, ask these:
Is your fee charged on gross bookings or on my payout?
Does your fee include the cleaning fee or taxes in the base?
Do you mark up cleaning or repairs?
Is there a setup fee, and what does it cover?
Who does the cleaning and repairs, and are they local?
How fast do you answer guest messages?
What does it take to leave if it's not a fit?
Get the answers in writing. Then compare what you would actually keep, not just the quoted rate. Our Airbnb management in Island Park page explains how we answer each of these.
The bottom line
Airbnb management in Island Park usually costs somewhere in the mid teens to mid thirties as a percentage, based on industry sources. But the base the fee is charged on, and the markups on cleaning and repairs, can matter just as much. Compare managers on what lands in your account.
