Airbnb Management vs. Co-Hosting in Island Park: Which Fits Your Cabin?

If you own a cabin in Island Park, you have more than one way to get help renting it. You can hire full-service Airbnb management, or you can bring on a co-host. Both are real options, and the right one depends on you.

This post explains how each works, what you stay responsible for, and how to pick. We'll be fair to both. Co-hosting is a great fit for some owners.

What is an Airbnb co-host?

On Airbnb, a co-host is a person you add to your listing to help you run it. Airbnb's Help Center says you can add up to 10 co-hosts to a listing. You stay the listing owner.

Airbnb lets you choose what each co-host can do. There are three permission levels:

  • Full access. The co-host can message guests, edit the calendar, manage pricing and listing details, and handle reservations and cancellations.

  • Calendar and messaging access. The co-host can message guests and view the calendar, but can't edit it.

  • Calendar access. The co-host can view the calendar only.

Airbnb says owners can set up payouts for co-hosts, and only owners can change those payout arrangements. Airbnb also says you are responsible for your co-hosts, including any added by a full-access co-host. You can remove a co-host from your listing at any time.

What is the Airbnb Co-Host Network?

Airbnb also runs a Co-Host Network. It is a way to find local co-hosts through Airbnb itself. Its page lists services co-hosts may offer, like listing setup, pricing, guest messaging, onsite support, cleaning and photography.

You enter your home's location, message co-hosts, and invite one to work with you. Each co-host sets their own services and pricing, so what you get varies from person to person.

What is full-service Airbnb management?

With full-service management, a company takes on the day-to-day work of running your rental. That usually includes listing, pricing, guest messages, cleaning, maintenance, bookkeeping and taxes. You get statements and payouts, and you decide how much you want to be involved.

A management company may still use Airbnb's co-host tools behind the scenes. The difference is less about the button on Airbnb and more about the scope of work. A co-host might help with a few tasks. A full-service manager aims to cover the whole operation.

The main differences, side by side

Here is a simple way to think about it.

Scope of work. A co-host's role is whatever you agree on. That could be messaging only, or nearly everything. Full-service management covers the full list by default.

Platforms. Airbnb's co-host tools are built for Airbnb. If you also want bookings from Vrbo or Booking.com, ask any co-host how they handle those sites. Many full-service managers list on several platforms.

Cleaning and repairs. Some co-hosts clean or coordinate cleaners. Others leave that to you. A full-service manager usually has a cleaning team and a plan for repairs.

Taxes and bookkeeping. With a co-host, you may still track income, file lodging taxes and keep records yourself. Full-service managers often handle these.

Your time. Co-hosting usually means you stay more hands-on. Full management is meant to take most of the work off your plate.

When co-hosting may be the better fit

Co-hosting can be a smart choice. It may suit you if:

  • You live near your cabin and like being involved.

  • You enjoy hosting and only want help with certain tasks, like guest messages.

  • You only list on Airbnb and don't plan to add other platforms.

  • You already have a trusted cleaner, snow plow and handyman.

  • You are comfortable handling lodging taxes and your own books.

If that sounds like you, a good local co-host could be all the help you need.

When full-service management may be the better fit

Full management tends to fit owners who want the cabin to run without them. It may suit you if:

  • You live far from Island Park, or split time between homes.

  • You want your cabin on Airbnb, Vrbo and Booking.com.

  • You don't want to coordinate cleaners, contractors and winter upkeep.

  • You'd rather not deal with lodging taxes and recordkeeping.

  • You want one team responsible for the guest experience from start to finish.

Island Park cabins come with their own needs. Winter access, snow loads, wells, septic and propane all take attention. A team that already handles those things can save you a lot of phone calls.

Questions to ask before you choose

Whichever path you take, ask clear questions up front.

  • Will the listing stay in my account?

  • Exactly which tasks are you responsible for?

  • Who cleans, and who handles repairs?

  • Who answers guests at 2 a.m.?

  • Who files lodging taxes?

  • How are fees calculated, and what are they charged on?

  • What happens if something goes wrong?

Write down the answers. A good co-host or manager will be happy to put them in writing too.
