How to Choose an Airbnb Management Company in Island Park (Questions to Ask)

Picking Airbnb management for your Island Park cabin is a big decision. The right manager protects your home, keeps guests happy and makes the numbers easy to follow. The wrong fit can cost you reviews, money and sleep.

This guide is a checklist you can take into any interview. The questions work with any manager, including us. Good companies will be glad you asked.

Start with what you actually want

Before you call anyone, write down what matters most to you. Some owners want the highest possible income. Others care most about how the cabin is treated, or about never getting a 2 a.m. phone call.

Also decide how involved you want to be. Do you want to approve every repair, or just get a clear statement each month? Knowing this makes it easier to spot a good match.

Questions about who runs the company

Where are the owners and managers based? Island Park is remote, and winter here is serious. Ask who would actually drive to your cabin when a pipe freezes or a guest is locked out.

Many vacation rental companies in our area are run from Utah or out of state. That can work. Just ask how they handle problems on the ground, and who makes the decisions.

How many homes do you manage, and how many people are on your team? There is no perfect number. What you want to know is whether they have enough people for busy summer weekends and snowmobile season.

For context, Fresh Pine is locally owned. Our owners live in Ashton and Rigby, and we manage 25+ homes in the Island Park, West Yellowstone, Ashton and Fremont County area.

Questions about fees and how you get paid

Fees are where most surprises hide. Ask every manager to walk you through a real example statement, line by line.

What exactly is your fee charged on? Some fees are figured on the full booking amount. Others are figured on your payout, after Airbnb or VRBO fees and taxes come out. The difference matters, so get it in writing.

Are there extra charges? Ask about cleaning markups, linen fees, setup fees, maintenance coordination fees and margins on repairs. A low headline rate can look very different once those are added.

At Fresh Pine, we use one simple rate, charged only on your payout. We don't mark up cleaning, and we don't add a margin to repairs.

Who owns the Airbnb listing? On Airbnb, a manager can be added to your listing as a co-host, or the listing can live in the manager's own account. Airbnb lets the listing owner control co-host permissions and payout settings, so ask which setup they use and why. This affects your reviews and options if you ever change managers.

Questions about cleaning

Cleaning drives reviews more than almost anything else. One bad turnover can cost you a five-star rating.

Who does the cleaning? Some managers have their own cleaning team. Others hire independent cleaners or outside companies. Either can work, but ask how quality is checked and what happens when a cleaner cancels on a busy day.

What happens when a guest reports a problem? Ask how fast someone can get back to the cabin. In Island Park, distance and snow can turn a quick fix into a long drive.

We have an in-house cleaning team. That means we train, schedule and check the work ourselves.

Questions about repairs and maintenance

Cabins in the mountains need regular care. Furnaces, water heaters, decks, roofs and hot tubs all wear out faster with heavy use and long winters.

Who does repairs, and how are they billed? Ask whether the manager sends work to outside contractors, and whether they add a fee on top. Ask for a recent repair invoice so you can see how it looks.

Do you ask before spending my money? A good manager will have a clear dollar limit. Under it, they fix things quickly. Over it, they call you first.

Fresh Pine has its own licensed Idaho contractor (RCE-69661). Our contractor handles repairs, renovations and even new cabin builds. For most repairs, owners usually pay only for materials.

Questions about guests and response time

Guests judge your cabin by how fast they hear back. Airbnb and VRBO guests often message with questions about directions, check-in or the hot tub.

How fast do you answer guest messages, and who answers at night? Ask for an average response time, not just "we're always available." Ask whether real people cover nights and weekends.

At Fresh Pine, our team handles guest messages 24/7.

How do you screen guests and handle neighbor concerns? Idaho law still lets local noise, parking and nuisance rules apply to short-term rentals, just like other homes. Ask how the manager sets house rules and responds if a neighbor calls.

Questions about reviews and results

Reviews show you how guests experience a manager's homes. They are public, so you can check them yourself.

What is your average rating, and across how many reviews? A high rating across a small number of reviews tells you less than a high rating across hundreds. Ask to see listings near your cabin.

Our homes average 4.91 stars across 472 guest reviews on Airbnb and VRBO.

Can I see listings similar to mine? Look at the photos, descriptions and recent guest comments. That is the best preview of how your cabin would be presented.

Questions about reporting and taxes

You should never have to guess where your money went. Ask what an owner statement looks like and how often you get one.

Do you handle lodging taxes? In Idaho, sales tax and travel and convention tax apply to short-term lodging. When Airbnb or VRBO arranges a booking, the platform collects and sends those taxes. If a manager takes direct bookings outside the platforms, someone has to register and handle those taxes, so ask who does it.

We send monthly owner statements in plain English, and we handle lodging taxes.

Red flags to watch for

A few answers should make you pause. None of them mean a company is bad, but they are worth a follow-up question.

  • They can't explain what their fee is charged on.

  • They won't share a sample owner statement.

  • They promise a specific income number before seeing your cabin.

  • Nobody on the team lives within driving distance.

  • Repairs and cleaning are billed with fees you can't see.

A simple checklist to bring to every interview

Print this list and ask each manager the same questions. Then compare answers side by side.

  1. Where do the owners and managers live?

  2. What is your fee charged on, and what other fees are there?

  3. Who owns the Airbnb listing?

  4. Who does the cleaning, and how is it checked?

  5. Who does repairs, and are there markups?

  6. What is your average guest response time, day and night?

  7. What is your average rating, and across how many reviews?

  8. What does a monthly owner statement look like?

  9. Who handles lodging taxes?

  10. Can I see homes you manage near mine?

If you'd like to see how we answer these, our Airbnb management in Island Park page lays out how we work. We're happy to go through every question with you.
